I'm glad you allowed me to inspect the crawlspace with you, it was very educational. The additional information you were able to find out about the septic system and HVAC components allowed us to make a better decision on the purchase and we feel very grateful you went that extra mile. I was very nervous making decisions on this house because it is for my parents and they live out-of-state. They have not even seen the house except for some pictures and by seeing your report. After speaking with you and getting some very important repairs done by the seller after they had read your report, we are moving forward with the purchase and now my daughter will be able to see her grandparents all the time. I would use Mr. Scanlan’s services again and again whenever an inspection on a property is needed.  Not only is he very thorough, but supports his client in every way, from report to recommendations and advise, as well as potential repair contacts, if needed, or state agencies.  He is readily available to answer any question, and explain systems, etc. (and he did, no matter how silly my questions might sound, myself not being in the building trade).  I do not hesitate to recommend him highly.

Thanks again for everything!  The real estate agent later said that if she had thought of it she could have opened the house next door for any comparisons you may have needed to make.  (I wish I'd thought of it too!)

I frequently help other consumers here in Texas as well as around the country.  Sometimes situations become stressed and we lose sight of hope.  All it takes is another mind, an ear to bend, a fresh perspective on a problem or situation, and of course sharing of information to bring back some measure of harmony.


I would put Escanlan on your short list of Inspectors to interview. He's very knowledgeable, with proper certifications, and likes to educate and is honest. He will take the time to explain things to you.  Do not go for the cheapest inspectors! I interviewed about 10 inspectors, all from strong referrals, and only one quoted me less than $400 for a buyer inspection of 2400sqft (not including special services like sprinklers, pools, stucco tests, termite,mold, etc)(That one less than $400 I wasn't impressed with).  All the reccomended inspectors said they would walk the roof if it's accessible and safe, ie up to two story, not steeped pitch and some 3 story if accessible by stairs, etc. Note that I did not use Mr. Scanlan because I live many hours away but he has always been very helpful to me never the less, even after I decided to hire someone more local. I learned a lot along the way, and if I was anywhere close to the greater DFW area, I would definitely use him. He is very passionate about his job and imo, that is a requirement when it comes to hiring someone in the service industry.

I decided not to move forward with the purchase after looking at the EPA information.  Contamination or EPA is not something I want to deal with. 
 
I really want to thank you for spending the time researching the property and sharing the web sites.  I cannot believe you are so kind.  I often receive information on properties from an agent I work with for the past couple of years.  Next time, I may engage your service if it is not too far from you.
